Council Considers Proposed Subdivision in Clearmont

A possible subdivision in Clearmont was one topic of discussion at the Monday, June 15 Clearmont Town Council meeting. Jason Watts, of WW Land Group in Buffalo, who purchased a parcel of land northwest of Clearmont, approached the board about his proposal.

“All 111 acres?” Shock asked, and Watts affirmed that.

Councilman Greg Rohrer talked about possible benefits to the town.

Mayor Schock had this to add about the possibilities for the subdivision.

Council member Kaelen Haring, joining the meeting via phone, had questions about water and sewer lines, and Shock said that if the lots were over 1 and ½ acres they could have private septic tanks, and electric is already on the property. Haring also wondered about the proposed lot sizes.

Watts responded,

He added he can put proposals together for the town on the subdivision. “This is just an introduction, the second meeting will be more detailed.”

Schock said that the annexation of the property into the town should not be that difficult.

Watts added that the city should start thinking about covenants and restrictions on the development. “Should they have trailer houses, or modulars?” There were pros and cons to both. One thing Shock mentioned was that modulars or stick built homes on a foundation would generate property taxes revenue, where a mobile home would not.

Rohrer also mentioned about animals, if someone has ten acres, they may want to have animals, and what restrictions the town might want to impose on that.

Other items on the agenda were updates on Clearmont Day, report on the town clean-up and property taxes. The town council also has an opening for a council member to replace Tim Rowe, whose term expired the first of June, and did not accept a nomination for the position.

In his mayor’s report, Chris Schock talked about the recent WAM meeting. They talked about one item that will be coming up on the ballot is the proposed 50% reduction in property taxes.

Schock added that they need community members to volunteer to be on the Clearmont Community Center Foundation board, and they don’t have to be town residents to serve on the board.

Ruby Rogers and Brad Koehler from The Ranch at Ucross, approached the council about a special permit application for serving alcohol at Clearmont Day. Council approved the application.
