A lot size variance request has been approved by Sheridan County.

Casey and Susan Goodman have applied for the variance to allow the split into two separate parcels of a lot with two existing dwellings, according to the application.

County Planner Mark Reid explained that the Goodmans wish to subdivide the 4.17-acre parcel into two parcels of roughly 2 acres each, with a dwelling on its own lot, once a yet-to-be-submitted subdivision permit application is approved by the county.

The dwellings were built years ago when the minimum lot size per dwelling was 2 acres, but the current minimum lot area per dwelling unit is 5 acres, requiring the variance request.

The property is located in the Roberts Subdivision near the Big Horn Y addressed as 6811 Big Horn Avenue and 6868 Coffeen Avenue.
