Sheridan Commission Denies Rezone

The Sheridan County Commission has voted to deny a rezone application for a 40-acre property along Brinton Road, but said they would consider an application for rezoning a smaller section of the parcel.
Deborah Boley applied to rezone the 40 acres, which already has an existing home, from (A) Agricultural to (RR) Rural Residential to allow another home to be built on the property.
During the public hearing, neighbors near the property said they were not opposed to owners doing as they wish with their property, but this particular piece of land is an exception because of the riparian areas along Little Goose Creek, which they wanted to remain protected.
Another concern was a possible future subdivision if the rezone were allowed.
A compromise discussed with the commission was to rezone a smaller, 10-acre portion of the property, to allow the building of a second home, but still maintain protections for the rest of the property.
The commission voted to deny the rezone, and said they would welcome and consider an application for a rezone of a smaller piece of the property.
