Pat BlairSheridan County commissioners have announced their intention to adopt new rules and regulations governing the Trailside Subdivision at Woodland Park.
A public hearing to receive oral comments on the proposed rules has been set for 9 a.m. Dec. 14, and commissioners will consider adopting the proposed rules at their regular meeting at 9 a.m. Dec. 15.
The Trailside Subdivision is an affordable housing project, one of four such projects presented in a meeting of county commissioners in February.
According to a release from the commissioners, the proposed rules meet the minimum substantive state statutory standards. A draft of the rules include a provision that development must start within one year from the date that program funds were approved, and infrastructure must be installed not more than two years from the start of construction.
Full copies of the proposed rules are available at the commissioners’ offices on the second floor of the Sheridan County Courthouse.
At the meeting in February, Jane Clark, a Sheridan realtor who would be the subdivision manager, said the subdivision was ready to be built at that time. She said the homes in the subdivision would be entry-level single-family homes with their own yards and attached garages, the goal being to provide high efficiency homes with windows on all sides, double garage and a yard for the family pet.
The development is close to Woodland Park School and Sheridan College. In addition, Clark said, the land is already appropriately zoned and has a preliminary plat.
