Sheridan County OKs Powder Horn Ranch Preliminary Plat

Sheridan County’s Commissioners have approved a Preliminary Plat for the Powder Horn South Fork Subdivision.

The applicant wants to develop a roughly 21-acre property into 16 new residential lots, along with 2 outlots from currently un-platted lands within the Powder Horn Ranch Planned Unit Development (PUD).

County Planner Mark Reid gave more details to the county commission during their recent meeting.

The three variances involve cul-de-sac radius right-of-way to accommodate stream setback; average stream setback of 75 feet instead of 100 feet; and depth to front ratios exceeding the maximum allowed for preservation of natural topography.

The Planning & Zoming Commission voted to recommend approval of the variances and the preliminary plat, and the commission voted to approve both.
