County Approves Lot Size Variance

An application for a variance from the minimum lot area zoning standards that would permit the reduction of a 1.24-acre parcel to a 0.96-acre parcel was recently approved by Sheridan County.

The property, zoned rural residential and located at 100 Fish Hatchery Road in Story, is not part of a subdivision.

Michael Cross, owner of the property, wants to convey 0.28 acres of the parcel to the adjoining 0.53 acre parcel owned by the Harveys.

The variance is needed because of encroachments on the property and to legally clean up the property lines for the parcels, according to County Planner Mark Reid.

The Planning and Zoning Commission recommended approval of the variance with one condition, which is that prior to approval of the proposed boundary line adjustment, documentation be provided to the county assuring continued use of the access easement to potentially affected properties in the area.

The variance was approved with the condition by the county.
