Story House Rezone Ordinance Considered by Council on First Reading

An ordinance to rezone 38.3 acres of property located at 2323 East 5th Street in Sheridan from B-2 Business District to a Planned Unit Development was approved on first reading Monday night by the Sheridan City Council. City Public Works Director Hanns Mercer said the applicant, Story House Property Company, LLC, intends to use existing city zoning regulations to determine permissible land uses in the PUD and parcels designated commercial or mixed use will adhere to B-1 zoning standards, while residential parcels will adhere to R-3 standards.

Mercer said the applicant is proposing 84 residential lots, four mixed-use lots, and two open space lots for the first phase of the PUD.   According to information from the City, the subdivision’s primary access will originate at the existing Highway 336/Industrial Lane junction, creating a four-way intersection.  Future phases will be developed to the north of phase one, on the remainder of the 175.5 acres included in the Story House Village PUD Master Plan not included in phase one.
